Chattanooga Neighborhood Enterprise

Restricted to homes within the city limits of Chattanooga, this program provides a 2nd mortgage at a 2% interest rate for up to 20% of the sales price. There are income limits to this program. Contact us to find out more!

THDA Grants

Tennessee Housing Development Agency offers a 4% grant to go towards your down payment on the home. THDA’s Homeownership programs are designed for low- and moderate-income borrowers. A homebuyer education class is required. Find out more info here.

HUD $100 Down Program

HUD offers FHA financing for HUD foreclosures with just a $100 down payment. It is simply an FHA loan with a lower down payment option. You can visit HUD’s Site to see homes that qualify for this program.

FHA Gift

FHA loans allow for the 3.5% down payment to be a gift from a family member, or you can use the THDA or CNE assistance lifted above.

USDA Loans

USDA offers a great loan product with 100% financing and low mortgage insurance premiums. USDA loans have income requirements and property eligibility requirements. Typically a property must be in a rural area to qualify for a USDA loan. You can check the income  and property guidelines HERE.



HomePath Mortgage
